Balanced soffit-to-ridge ventilation, ice-and-water membrane at eaves and valleys, manufacturer-spec fastening, and prompt minor repairs. A mid-life inspection around year 12 to 15 catches the small issues that compound.
Start budgeting when an asphalt roof passes 20, and get a documented inspection annually after that. Emergency replacements — after failure — always cost more and offer fewer material choices on a deadline.
