Wisconsin roofs rarely fail without warning. They telegraph trouble for years — a few granules here, a lifted shingle there — until one storm turns deferred maintenance into interior damage. Here are the seven signs we look for on every inspection, in roughly the order homeowners notice them.
Green Bay and the lakeshore see sustained wind that creases and tears shingles at ridges and gable ends. A few replacements solve an isolated event; recurring losses across multiple slopes mean the seal strips have aged out and the roof is telling you it is done.
Asphalt shingles shed granules as their surface breaks down. Some loss is normal early on, but heavy, ongoing granule wash — visible bald patches or gutters full of grit — means the waterproofing mat underneath is increasingly exposed to UV.
Edges turning upward (cupping) or corners lifting (curling), plus surface cracking, signal a shingle that has dried out through years of freeze-thaw cycling. Curled shingles cannot shed water reliably and lift easily in the next wind.
By the time water shows inside, it has traveled — the entry point may be feet away at flashing, a valley, or a penetration. Attic inspection often reveals the trail: stained sheathing, rusted nail heads, damp insulation.
From inside the attic on a bright day, pinholes of light mean physical openings. Where light enters, water follows — these roofs need prompt professional attention.
Visible dips indicate compromised decking or structural issues. This is beyond a surface problem: the roof must be opened up, the structure repaired, and the system rebuilt.
The economic sign. When you are patching the same roof every year or two, replacement is almost always cheaper over a five-year horizon than cumulative repairs — and it resets your warranty clock.
