A roof is a five-figure purchase you will live under for decades. The contractor matters more than the shingle brand — identical materials installed well versus poorly produce entirely different roofs. Here is how to tell them apart before you sign.
Ask for certificates of liability and workers compensation — and a physical local address, not just a PO box or out-of-state plate. Storm-chasing crews leave town with your warranty.
Tear-off depth, decking replacement terms and per-sheet pricing, underlayment type and coverage, ice-and-water locations, flashing rebuilds (not reuse), ventilation changes, material lines and colors, cleanup standard, and warranty documents. Vague proposals hide vague work.
These two details separate professionals from installers. "We reuse flashing where possible" and silence on ventilation math are disqualifiers — they are the most common leak and premature-failure causes we inherit.
Ask for recent local jobs plus one from three to five years ago — longevity evidence. Drive by if invited. Read reviews across platforms, and note how the company responds to negative ones.
Material warranty (manufacturer, registered, what tier) plus workmanship warranty (duration, what it covers, who honors it). Our standard: 10-year workmanship plus registered manufacturer coverage.
